SPACE FOR LEASE KEMANG 88 Location: Kemang 88 Jl. Kemang Raya No. 88, Bangka, Mampang Prapatan, South Jakarta Available Area: 1st Floor – 86 Sqm Rental: Rp 220,000/M2/Month Service Charge: Rp 60,000/M2/Month Monthly Rental Calculation: (Rp 220,000 + Rp 60,000) x 86 M2 x 1 Month = Rp 24,080,000 / Month Excluding VAT Terms & Conditions: 1. Lease Term: Minimum 1 Year 2. Service Charge: For maintenance, security, cleanliness in common areas and other public facilities, subject to change at any time according to government policies related to items included in the service charge. 3. Payment Method: Rent is paid quarterly (every three months) in advance. 4. Tax: All costs above exclude VAT. 5. Deposit: a. Rental deposit calculated based on 3 (three) months' rent and 3 (three) months' service charge, payable upon signing the lease agreement. b. Telephone deposit Rp 3,000,000/Line. If the lease term ends, the above deposit will be refunded without interest. If the contract is terminated before the lease term ends, the above deposit becomes the property of the management. 6. Available Power Supply: 7,000 Watt. If additional power beyond what we provide is required, there will be an additional power cost charged to the tenant. 7. Electricity/AC/Water - Electricity and water usage costs are the tenant's responsibility. - Management only provides electrical power and water to the rental unit (internal installation within the rental unit is the tenant's responsibility). - Separate meters will be installed for electricity and water. - AC units are the tenant's responsibility. - Room decoration is entirely the tenant's responsibility, including glass doors, etc. - Building closed on Eid al-Fitr. 8. Grace Period: 1 (one) month from key/handover of the room. 9. Building Operation Hours: Monday – Sunday: 10:00 – 21:00 WIB (adjusted according to local government regulations if applicable). Overtime fee of Rp 100,000/hour applies for operations beyond shopping hours. Tenants starting activities before 10:00 WIB can access via: a. Basement: from 08:00 WIB b. Back Lobby: from 09:00 WIB 10. Parking: Employee Parking Membership: Reserved Motorcycle: Rp 100,000/Month Reserved Car: Rp 500,000/Month (Max. 3 cars)
