INCLUDED: • Motorcycle parking (FREE) • CAR PARKING AVAILABLE: Car parking incurs an extra fee of 350 thousand per month; it is not free. • Room AC • All room furnishings: wardrobe, bed, furniture, lights, AC, and fan • External bathroom (not ensuite), shared with one adjacent room, cleaned by the kos owner every two weeks. • Minimum stay contract of 8 months. Three days before move-in, pay a one-month deposit in advance along with the first month's rent; the remainder is paid monthly on time as per the lease agreement. • For short-term contracts, the minimum is 3 months, with 50% of the contract value paid upfront and the remaining 50% paid in the second month. • Includes electricity costs based on normal usage (not full WFH) with provided equipment and use of laptop/charger/PC. Bringing additional electronic devices like TV, refrigerator, etc., will incur extra monthly electricity charges. ADDITIONAL FACILITIES Laundry up to 20kg per month = Rp. 250 thousand per month (includes ironing) • Cat room for kos tenants with cats, available for rent including cleaning at Rp. 350,000 per month, per cat. (Cat owners must provide their own food and litter) SERVICES / FACILITIES NOT INCLUDED IN KOS PRICE Room cleaning is the responsibility of each kos tenant. If room cleaning service is needed, it is charged at Rp. 60,000 per session, covering: vacuuming, mopping, window wiping, and furniture dusting in the room. -Additional electricity charges apply for tenants: a. Who bring additional electronic devices such as refrigerator, TV, blender, water dispenser, etc. b. Who work full-time WFH with non-stop 24-hour AC usage daily.
