Rental Yield FAQ
Rental yield is the ratio of annual rental income to the property price. It indicates whether your investment generates returns that justify the costs.
Gross Rental Yield = (Annual rental income ÷ Property value) × 100
Net Rental Yield = (Annual rental income − Annual expenses) ÷ Property value × 100
Example: If annual rental income is IDR 60 million and the property price is IDR 1 billion, then gross yield = 6%.
Generally, 5%–8% is considered healthy. Below 4% may indicate an overvalued property, while above 8% may offer higher returns but with greater risk.
Property location, rental demand, maintenance costs, occupancy rate, financing method (cash vs mortgage), as well as additional factors such as taxes, notary fees, and local market trends.
