Menurut buku Fundamentals of Real Estate oleh J.H Sianipar, real estate adalah sebidang tanah dan segala benda yang terdapat di atas tanah atau melekat pada tanah.
Jadi, real estate mengacu pada benda fisik yang ada di atas tanah, termasuk tanah itu sendiri dan segala sesuatu yang melekat permanen di atasnya.
Lalu, apa itu properti?
Properti adalah memiliki atau menguasai tanah/bangunan yang dibangun di atasnya dengan hak kepemilikan atas real estate.
Dengan kata lain, properti merupakan kepemilikan atas kepentingan hukum yang melekat pada real estate tersebut.
“Jadi, properti terdiri dari fisik dan hak-hak pemilik yang melekat di dalamnya,” tulis J.H Sianipar dalam bukunya tersebut.
