Salah satu cara paling umum menghitung harga sewa ruko adalah menggunakan metode rental yield (imbal hasil sewa).
Rumus sederhananya:
- Harga Sewa Tahunan = Nilai Properti × Persentase Yield
Biasanya, yield ruko di Indonesia berada di kisaran 5%–10% per tahun.
Namun, hal tersebut tergantung lokasi dan kondisi pasar.
Contoh perhitungan:
- Harga ruko: Rp1 miliar
- Yield: 7%
Maka harga sewa per tahun sekitar Rp70 juta atau Rp5,8 juta per bulan
Pendekatan ini banyak digunakan karena sederhana dan mengikuti praktik umum di pasar properti.
2. Cara Menghitung Harga Sewa Ruko Berdasarkan Harga Pasar
Selain rumus, kamu juga perlu membandingkan dengan harga sewa ruko lain di sekitar lokasi.
Langkahnya:
- Cari ruko serupa di area yang sama
- Bandingkan ukuran, kondisi, dan posisi
- Ambil rata-rata harga sewa

4. Cara Menghitung Harga Sewa Ruko per Meter Persegi
Selain menggunakan metode yield dan harga pasar, cara menghitung harga sewa ruko juga bisa dilakukan dengan pendekatan harga per meter persegi (m²).
Metode ini sering digunakan agar lebih adil dan mudah dibandingkan, terutama untuk ruko dengan ukuran berbeda.
Rumus:
- Harga Sewa = Luas Bangunan (m²) × Harga Sewa per m²
Contoh perhitungan:
- Luas ruko: 100 m²
- Harga sewa pasar: Rp700.000 per m² per tahun
Maka harga sewa tahunan = 100 × Rp700.000 = Rp70 juta per tahun atau sekitar Rp5,8 juta per bulan.
