1. Pecah Sertifikat Tanah Kavling atas Nama Perusahaan

Pemecahan sertifikat tanah kavling terbagi dalam dua jenis, yaitu pemecahan yang dilakukan atas nama perusahaan dan pemecahan atas nama pribadi.
Pemecahan sertifikat atas nama perusahaan biasanya dilakukan oleh developer atau perusahaan pengembang ketika hendak membangun perumahan.
Biasanya, ketika hendak membangun perumahan, developer akan membeli atau sudah memiliki bidang tanah dengan luas tertentu.
Agar setiap unit rumah yang bangun memiliki sertifikat, maka bidang tanah tersebut dipecah menjadi beberapa kavling tanah.
Terdapat sejumlah dokumen yang harus disiapkan sebagai persyaratan pemecahan sertifikat tanah atas nama perusahaan, di antaranya:
- Sertifikat tanah asli
- Fotokopi Surat Pemberitahuan Pajak Terutang Pajak Bumi dan Bangunan (SPPT PBB)
- Fotokopi Kartu Tanda Penduduk (KTP) dan Kartu Keluarga (KK) pemohon
- Surat pernyataan pemecahan yang ditandatangani pemegang hak (Isi surat harus mencantumkan alasan pemecahan, serta gambar atau sketsa kasar lokasi yang akan dipecah)

2. Pecah Sertifikat Tanah Kavling oleh Orang Pribadi
Adapun pemecahan sertifikat tanah oleh orang pribadi, biasanya dilakukan ketika dia hendak menjual sebagian bidang tanahnya.
Selain itu, bisa juga dilakukan dalam proses pembagian harta warisan berupa tanah kepada lebih dari satu ahli waris.
Patut diketahui, pemecahan sertifikat tanah jual beli dan waris oleh orang pribadi memiliki persyaratan yang berbeda.

- Formulir permohonan yang sudah diisi dan ditandatangani pemohon atau kuasanya di atas materai

Syarat Pecah Sertifikat Tanah Warisan
- Formulir permohonan yang sudah diisi dan ditandatangani pemohon atau kuasanya diatas materai cukup
- Surat kuasa apabila dikuasakan
- Fotokopi identitas pemohon/para ahli waris (KTP, KK) dan kuasa apabila dikuasakan, yang telah dicocokkan dengan aslinya oleh petugas loket
- Sertifikat Asli
- Surat Keterangan Waris sesuai peraturan perundang-undangan
- Akta Wasiat Notariil
- Fotokopi SPPT dan PBB tahun berjalan yang telah dicocokkan dengan aslinya oleh petugas loket, penyerahan bukti SSB (BPHTB) dan bukti bayar uang pemasukan (pada saat pendaftaran hak)
- Penyerahan bukti SSB (BPHTB), bukti SSP/PPH untuk perolehan tanah lebih dari 60 juta rupiah, dan bukti bayar uang pemasukan (pada saat pendaftaran hak)
Cara Pemecahan Sertifikat Tanah Kavling
Secara umum, cara pecah sertifikat tanah warisan maupun jual beli tidak jauh berbeda.
Ada dua cara yang bisa ditempuh, pertama Anda dapat melakukan pemecahan sertifikat melalui notaris atau Pejabat Pembuat Akta Tanah (PPAT).
Cara tersebut terbilang mudah dan sederhana, karena Anda tinggal menyerahkan penguasaan pengurusan pecah sertifikat kepada notaris/PPAT.
Hanya saja, dengan mengurus pecah sertifikat lewat notaris/PPAT, Anda harus menyiapkan untuk membayar jasa mereka senilai 0,5–2,5% dari total/nilai transaksi.
Cara lainnya adalah dengan mengurus pemecahan sertifikat secara mandiri ke kantor ATR/BPN setempat, berikut tata caranya.
1. Melakukan Pendaftaran dan Pengukuran
Setelah mengumpulkan sejumlah dokumen sebagai persyaratan pemecahan sertifikat, Anda dapat langsung mendatangi kantor ATR/BPN setempat.
Kemudian mengisi formulir yang memuat mengenai identitas diri, serta informasi mengenai tanah yang akan dipecah.
Jika dirasa dokumen sudah lengkap, berikan berkas pendaftaran ke petugas, lalu Anda akan diberikan tanda terima.
Kemudian, dalam beberapa hari ke depan petugas BPN akan melakukan pengukuran, yakni dengan menggambar dan memetakan lokasi tanah yang akan dipecah.

2. Penerbitan Surat Ukur dan Sertifikat di PHI
Setelah dilakukan pengukuran tanah, BPN akan menerbitkan surat ukur tanah kavling, yang nantinya akan diganti dengan penerbitan surat tanah di Subseksi Pendaftaran Hak dan Informasi (PHI).
Setelah itu, barulah sertifikat tanah dapat dipecah dan ditandatangani oleh kepala lembaga pertanahan.
Lama pembuatan sertifikat tanah setelah proses pemecahan adalah sekitar 15 hari dari berkas diterima.
Namun, jika tanah tersebut dipecah menjadi lebih dari lima bidang, maka proses pemecahan dan pembuatan sertifikat bisa memakan waktu lebih lama.

Berdasarkan Peraturan Pemerintah No. 46 Tahun 2002, biaya split tanah dikenakan biaya sebesar Rp25.000 (berlaku kelipatan).
Selain itu, ada juga biaya pecah tanah lain yang harus Anda siapkan, seperti:
- Biaya pendaftaran = Rp100 ribu
- Biaya pengukuran tanah
Rumus biaya pengukuran tanah:
- Luas tanah sampai 10 hektare; TU = (L / 500 x HSBKU*) + Rp100.000
- Luas tanah antara 10–1.000 hektare; TU = ( L / 4000 x HSBKU) + Rp14.000.000
- Luas tanah antara di atas 1.000 hektare; TU = (L / 10.000 x HSBKU) + Rp134.000.000
- Biaya Pemeriksaan Tanah; TPA = (L / 500 x HSBKPa*) + Rp350.000
- Biaya TKA = Rp250 ribu
- Biaya BPHTB = 5%(NPOP-NPOPTKP)
